Project/Building Manager At B360(tm)

Location: Los Angeles, California

Job Description

Qualifications:

-A minimumof 3-5 years of relevant construction management experience.

-Demonstrated responsibility for leading team(s) associated with construction projects.

-Knowledge and experience to manage multiple engagements, both on a consulting as well as on a transactional basis;

-A good understanding of the government construction management process;

-Planning capabilities as well as the ability to effectively administer and execute any engagement relating to the various support services required;

Assist the Field Office in determining the best way to incorporate improved practices in order to shorten the procurement process and/or improve organizational processes or procedures and ensure work assignments are properly coordinated and procedures implemented to accomplish the services required by performing but not limited to the following tasks:

-Project Management services in the in design, procurement and the Construction phases.

-Commissioning Services. These services shall be provided for any level of commissioning need from total support to specialty services.

-Testing Services which may require to provide the services of an independent testing agency/laboratory to perform project specific quality control testing and inspection services.

-Claims Services will be provided when and as required by the Government for specific projects and render all assistance that the Government may require.

-Post Construction Services these will be provided at or near substantial completion of project construction. These may include Post Occupancy Evaluations (POEs); assisting Agency in the formulation of lessons learned; providing occupancy planning including development of move schedules, cost estimates, inventory lists, providing move coordination, relocation assistance, and/or furniture coordination; providing telecommunication and computer coordination.

-Building Management Services As the on-site property management representative, performs and coordinates the following program activities:

---Managing building operations, maintenance, repair, alteration, historic preservation, recycling, concessions, safety, environmental and security in government buildings.

---Overseeing the efforts of building operations and maintenance personnel to include monitoring, evaluation, adjustment and management of major building systems including HVAC, electrical, water distribution and fire life safety.

---Managing and evaluating building structures, permanent interiors, furniture, equipment, and the maintenance, repair, and cleaning of building structures, permanent interiors and grounds and exteriors including parking structures and lots, site utilities, landscaping and grounds, snow removal, and exterior building maintenance.

---Monitoring information and trends related to facility management technologies and assesses their applicability in assigned buildings; plans for and oversees the acquisition, installation, operation, maintenance, upgrade, and disposition of components supporting facility management technologies; manages preventive and predictive maintenance, and makes appropriate recommendations when modifications are needed.

-Acting as government's customer service representative for assigned buildings, developing and promoting positive working relationships with customer agencies and client personnel, and maintains continuous liaison with building tenants and top management officials of customer agencies and tenants at facilities managed.

-Providing supervisory oversight/Controls by giving overall direction and coordination of workload assignments shall be accomplished through the Contractor in coordination with COR.

Salary: $69,000.00 to $71,000.00 /year
